Description

In accordance with the thought of “one park and three zones to advance hand in hand”, this project, mainly in Yiliang and Jinning Counties, Kunming City and Eshan County, Yuxi City, is to focus on building an agricultural product logistics zone, a building materials logistics zone and a light industrial products logistics zone relying on its local advantages and surrounding resources. Central Yunnan Integrated Logistics Industrial Park will integrate multiple competitive industries to provide comprehensive services.

Content

Construction scale: Land area is 3,300 mu and floor area is 1,532,000 m2.

Construction duration: 3 years

Agricultural product logistics zone: including preservation & storage area, intermodal logistics area, preliminary processing area, sorting & packaging area, vehicle maintenance area, office & living quarter, and the like.

Building materials logistics zone: including centralized warehousing area, railway logistics area, road logistics area, vehicle maintenance area, office & living quarter, and the like.

Light industrial products logistics zone: including centralized warehousing area, element processing area, product assembling area, railway logistics area, road logistics area, vehicle maintenance area, office & living quarter, and the like.

Integrated information platform: This platform is to provide enterprises or individuals with logistics-related services, for example, ordering, storage, transport, distribution and information inquiry during logistics process, and such general consulting services as legal matters, clearance, bonded warehousing, and settlement. The three zones will have their own information platform to operate relatively independently but share all the resources. Diverse integrated logistics services would be provided to meet different customer needs.

Supporting Conditions

Advantage: industries, transport, location and policies

Industries: solid industrial base, suitable for construction of logistics parks

Transport: The internal transportation conditions are favorable. The three zones are closely linked, forming corners with each other. The advantages are also obvious in external transportation conditions - There are highways or high-speed railways to surrounding cities or prefectures, like Chuxiong, Qujing and Honghe, and perfect traffic interconnection systems with developed areas in China, such as, the Pearl River Delta, Yangtze River Delta, and Beijing - Tianjin - Hebei Region.

Location: This project site, facing Southeast Asia, South Asia and West Asia and “shouldering” the Pacific Ocean and the Indian Ocean, is located in a major province involved in “Belt and Road Initiative”.

Policies: substantial support from governments at all levels

Early preparations: Part of the construction works has been completed. All the construction land for this project has been approved and transferred by means of listing at the evaluated price not lower than the base price of land. Overall planning for corresponding zones in this project has been finished and approved by competent departments.

Investment Estimate and Fund Raising

Investment estimate: RMB 2804.34 million in total

Fund raising: self raising by enterprise, bank loans and policy support.

Market Prediction (Analysis)

Market scale: The annual turnover volume of logistics goods is expected to reach 2 billion ton-kilometers. There will be big market space and development potential.

Market orientation: The target market of the agricultural product logistics zone is the southwest China, southern China and eastern China.

The target market of the building materials logistics zone is Central Yunnan while that of the light industrial products logistics zone is South Asia and Southeast Asia regions.

Development orientation: to develop this area into a regional logistics hub on the development route of “Belt and Road Initiative” over a period of time.

Profit Model and Preliminary Benefit Analysis

Net profit of RMB 299.95 million, investment return rate of 10.7% and payback period about 9.5 years

Risk Analysis

In view of the actual situations of this project, the main risks are for vehicle maintenance and goods storage. However, through deep analyses on the risk sources and characteristics, measures to avoid or reduce risks have been defined. On the whole, the risks of this project are of common degrees and controllable.

Cooperation Pattern

Fund raising: joint venture, investment by several logistics enterprises

Operating mode: As soon as this project is completed, wholly-owned Central Yunnan Integrated Logistics Company would be established to independently operate this project.

Enterprise qualification: Investors of this project shall obtain relevant qualifications concerning logistics transportation as required by the state.
